Customer said that the minisplit was leaking water. Found that the sink was clogged preventing the tube from draining and the water was coming out of the relief hole from the old condensate pump system that was bypassed due to the pump being bad. Got rid of the part and attached the drain in a better way. Could not check the duct work due to being unable to remove the access panel on the side of the house. We are sending the information to a guy to remove the access panel and add an interior scuttle to the attic. Thank you for your business.

Upon arrival, I found the customer’s heat pump zone system not cooling the downstairs properly due to the damper actuator being stuck closed. They were the older style 2wire actuators. I sent the customer an estimate to replace both of them. He approved the estimate. After installing the two new damper actuators, I tested the system operations. Both the downstairs and upstairs were opening and closing properly. Your zone system is operating properly at this time.

East side condenser- replaced the faulty defrost control board and defrost sensor. West side condenser- replaced the faulty condenser fan motor and dual run capacitor. Both systems are now working properly.

1/26/25 Lee Found the system to be frozen from coil to compressor. I had to defrost the condenser in order to diagnose the system. After I defrost the condenser coil, I tested the system operations, component amperage’s, capacitor, ratings, and checked the refrigerant charge. I found the defrost control board to be bad not allowing the system to go into defrost, which was causing the condenser to freeze up. I sent an estimate to replace said components to get the system operating properly. 1/27/25 Lee Estimate was approved via text with Amy. I ordered parts, will be in stock in 7-9 days (had to come from factory), need to schedule install when they arrive. 2/6/25 Lee replaced the faulty defrost control board and defrost sensor in the condenser then tested the systems operations in heating and cooling modes. Performed a winter time tune up on the hvac equipment. Testing system operations, component amperage’s, capacitor ratings, cleared the drain lines, washed the mini split filter, changed the upstairs filter and filter for the front bedroom, dusted the return grills, tested the thermostats, and cleaned the condenser coils outside. The systems are working properly at this time. I ordered a case of 12x12x1 and 20x20x1 filters, when they arrive I will drop off and replace the last 2 filters in the upstairs bedrooms.
